House:
Originally constructed in 1863, and completely tastefully restored and modernised in 2003, this stone built country house offers 235m2 of accomodation. At one end of the house is the master bedroom and ensuite bathroom, which has a large window giving views over the pool and garden, and at the other end are a further three double bedrooms, one of which is ensuite, and a family bathroom. In between is the bright, sunny living room which has picture windows, giving uninterupted panoramic views over the surrounding countryside and mountains. The house is fully insulated and has oil fired central heating with radiators in all the rooms, telephone with broadband internet, satellite and terrestrial television. It has excellent mobile phone coverage.
On the ground floor there is a large room which is currently used as a games room and storage. It could easily be converted into further accomodation.
Garden:
The house is situated in an elevated position above a small hamlet with beautiful uninterupted views over the Minho countryside. To the side of the house are two stone outbuildings, one of which houses the washing machine, central heating boiler and fuel tank. The other is used as an undercover barbeque preparation area and storage of the pool loungers etc. The garden is mainly lawn, with a filtered swimming pool of 7 metres by 4 metres and a completely private sunbathing terrace and barbecue area. At the front of the house there are wooden gates leading to parking for several cars. The garden has many mature flowering shrubs and fruit trees, including apple, orange, lemon, plum and fig.
The Area:
The Coastal Minho region is probably the most stunningly beautiful part of Portugal, lush green valleys, clean rivers and tree clad mountains. Already renowned for it´s excellent cuisine and young wines, for the peace and tranquility of it´s friendly villages and villagers, for it´s clean sandy Atlantic beaches, and beautiful views at every turn, it is an area that just begs to be explored.
Within a short distance from this house, you could play golf, go horse riding, canoe on one of the many rivers, go sailing and swimming, or explore one of the many ancient local towns, several of which have a weekly outdoor market. The local village has several cafes, 2 minimarkets, a school, post office and chemist, while 15 minutes away the riverside town of Vila Nova de Cerveira has a major supermarket complex, shops, hospital garages etc.
This region has extremely good connections by road, rail, and air. The new airport at Porto is only 1 hour away by motorway, from where Ryanair flies to London Stansted, Birmingham, Liverpool, Dublin, Paris, Madrid and many other cities in Europe.
Easyjet also flies from Porto to London Gatwick, and Paris.
Ryanair has flights from Santiago de Compostela (1 1/2 hours north) to the UK and other european cities
There are also many flights from Vigo (3/4 hour north) to Stansted, Madrid and Barcelona.
Comments:
This house is a very comfortable home for all year round living, but would also make an excellent holiday house. As well as the nearby blue flag beaches, golf is a growing attraction, with an excellent 18 hole course at Ponte de Lima twenty minutes away, and construction starting on another 18 hole course about a mile from this house, as well as a new equestrian centre. These attractions will significantly increase the rentability of the house. As well as that, it already has the swimming pool for the long hot summers, and thick stone walls to keep the house cool without the need for expensive air conditioning.
Stamp duty on purchase, and running costs for this house are extremely low. First time buyers in Portugal are given an exemtion from local taxes (same as council tax) for a period of 8 years, and there are also no water bills as the house has free water from it´s own mountain spring.
